Construction & Rehab Financing

Construction-to-perm Loan

  • Two loans with one application and one set of fees
  • Finance the construction of a new home on land you own
  • When the home is complete, it converts into a permanent mortgage loan

Rehabilitation Loan

  • Financing for both the purchase of the home and all the repair work

Lot Loans1

  • Up to 85% financing available
  • Maximum of five residential acres (on a paved road)
  • No mortgage insurance required
  • Flexible financing guidelines

Jumbo Financing

Ameris Edge Jumbo Loan

  • Up to 95% financing for eligible borrowers
  • Loan amounts up to $3,000,000
  • Adjustable rate mortgages with fully amortized or interest-only options

For Medical Professionals

Medial Professional Loan

  • Up to 100% financing
  • No private mortgage insurance required
  • Loan amounts up to $1,500,000
  • Ability to close on your loan before your employment start date (with employment contract and start date within 60-days of closing)
  • Available to medical doctors, doctors of osteopathy, dentists, pharmacists, and veterinarians (including residents and fellows)

Special Situations

Extended Rate Lock

  • Lock up to 360 days out
  • One-time float down option, 30 days prior to closing
  • Available for conforming, FHA, VA and fixed-rate mortgages (new construction only)

Ameris Bank Recent Housing Event Loan Program

  • Designed for creditworthy borrowers who have experienced a housing event due to economic or financial hardship
  • Flexible financing guidelines
  • No private mortgage insurance required
  • Fixed-rate and adjustable rate options available

Bank Statement Advantage Program

  • Borrowers to provide bank statements to determine income eligibility (24 consecutive months)
  • Ideal for self-employed borrowers, entrepreneurs, small business owners and others with similar circumstances

Reverse Mortgage 2

  • For borrowers 62 or over, who have already paid off their home
  • Borrow against the equity of the home
  • No repayment is required until the home is sold
  • Can be an excellent source of income

Only available for properties in AL, FL, GA, NC, TN and SC. Borrower limited to a maximum of one Ameris Bank lot loan. Perc test required for lots outside platted subdivision.

2 Property tax, HOA fees and hazard insurance must be kept current. Home must be maintained and kept in good repair. Existing FHA-insured loans must be satisfied before HECM closing. Reverse mortgage may affect eligibility for some government programs; specifically, SSI and Medicaid may be affected. Borrower is responsible for down payment and closing cost. Home must be primary residence. May not be delinquent on any federal debt. Must receive counseling from an approved FHA counselor before moving forward in the process. FHA Reverse Mortgage counseling is required to complete Reverse Mortgage lending process. Seller contributions and gifts are not allowed.
