Swing by a mortgage branch. You can sit down with a mortgage banker who will help you complete the application in person.


Once your application is complete, you will receive a few disclosures to review, sign and return. One of the most important – the loan estimate.

It is a federal law requirement that you receive a loan estimate disclosing all our fees, terms and conditions within three days of submitting your loan application. You have 10 days to review this document and decide if you wish to accept our offer.

After you apply, you will be asked to submit any additional documentation necessary to process your loan. To get started, check out our borrower’s checklist for a list of documents needed.

Your down payment amount may vary based on the type of loan and your personal situation. You will discuss your down payment options with your mortgage banker. Ameris Bank offers a variety of down payment assistance

There may be closing costs which will be outlined in advance on your loan estimate. In some cases, closing costs can be incorporated into the loan amount.


APPLICANT - You are the applicant when you are completing your loan application.

BORROWER - You are the borrower once your application has been received and the mortgage process begins.

LENDER - Ameris Bank is the lender, the organization lending you the money for the purchase of your home.

MORTGAGE BANKER - Also known as a loan originator, this person will ensure your application is complete and help you gather all the information and documentation needed to start financing.

LOAN PROCESSOR - The loan processor, working closely with your mortgage banker, will ensure all information and documents are gathered and will order credit reports, a property appraisal and other documents needed.

UNDERWRITER - The underwriter reviews all your mortgage documents to confirm your ability to repay the loan based on your credit score, income, savings and other resources, and ensures the home’s value provides adequate security for the loan amount. Ultimately, the underwriter will determine if you are approved for the loan or not.
